Mortgage Market Trends in 2017 & 2018

New Zealand's banks stayed strong in 2017, with the five main banks managing to keep hold of market dominance while fending off challengers and holding on to higher interest rates. Reserve Bank data showed a slight jump in mortgage rates over the year, as the country said goodbye to historic lows with much less oomph than expected. Average fixed-rate loans rose between 11 and 17 basis points between December 2016 and October 2017, with a similar situation likely in 2018 as most analysts expect small rate rises rather than big jumps.

Listings Slump Across New Zealand

New property listings slumped across New Zealand in December, with sales volumes also low despite a high level of total housing stock. Slower market conditions have yet to reverse prices, however, with the average national asking price reaching an all-time high and median prices also holding up across much of the country. According to many analysts, the lack of urgency has made Auckland a "buyers' market" for the first time since 2011, a situation that could spread around the country if conditions stay cool over summer.
